5807-5815 Lincoln Avenue, Export, PA 15632

Property Description

Looking for a value-add property with an excellent location? 5807-5815 Lincoln Ave is your opportunity to own just that. This building is comprised of 5 units in total along with the opportunity to lease an additional space for parking or storage. The front, ground floor apartment is a vacant, 1-bedroom, 1 bath turnkey opportunity, while the vacant 1-bedroom apartment above it is in need of renovations. The other apartment above it is a beautiful and spacious 2-bedroom, 1 bath unit with a private balcony, laundry hook ups and a tenant in place. The side unit of the building is spacious and home to a 3-bedroom, 1 bath tenant-occupied unit. The rear tenant-occupied apartment is a 2-bed, 1 bath unit that also has in-unit laundry hook ups and could be brightened up with some updating. The common areas could use a little TLC, but with a little capital and elbow grease, this place can truly shine. There is also a garage bay and large storage area that once cleared out and fixed up, can be rented for parking, storage, or a laundry area could be added for additional income. The outstanding location puts you just around the corner from Export's quaint main street and "downtown" area where restaurants, bars and local businesses are just a short walk away plus easy access to the Westmoreland Heritage Trail and public transit. Easy access to Route 22 and the PA Turnpike are mere minutes away. Your opportunity is knocking!
